Condition Assessment, Service Life, Repair Solutions
Pono Consulting Group (PCG) conducts a visual and core sampling examination of the roof to identify issues and sources of possible future failures. The work catalogs the existing roof penetrations, roof top mounts, perimeter lashing, membrane condition, and other components that are affecting the current watertight integrity of the building. PCG also highlights how these conditions can affect the future life of the roof and its underlying structure.
PCG provides a document for the owner with both the visual and test data which provides the basis for repair and/or replacement solutions. The technological basis for the potential solution is outlined in the report. PCG uses a boutique approach that tailors the course of action to the owners’ performance objectives; “one size does not fit all.”
If no immediate repairs are needed, the expected service life of the roof and ongoing maintenance to maintain its integrity is outlined. PCG has the specific expertise in the interaction between roof mounted solar energy and the base roof integrity to avoid future problems.
Once a specific course of action is chosen, PCG prepares a Request for Proposal (RFP), presents the RFP to qualified contractors, fields questions, and prepares a summary as the basis for selection of a contractor. Following the selection, PCG negotiates contracts for the owner that ensure that all performance, quality, timing, aesthetics, and cost objectives are met.
PCG provides peer review and design assistance as part of any submittal process, including those to the Government. Assistance is given in reviewing and providing feedback on design concepts that utilize PCG’s roofing expertise in technology and construction techniques. PCG obtains the appropriate building permits for construction to proceed.
Construction Monitoring, Site Observations, Documentation
During the construction phase, PCG acts as the owner’s representative to ensure that all performance, timing, quality, and cost objectives are met. PCG initiates the construction phase with a detailed communication meeting so that all parties understand the scope, timing, and responsibilities of each partner. Members of the group provide on-site observations and required tests on a prearranged schedule. PCG documents all observations and required test results and communicates to all parties in a timely manner. The report includes recommended corrections as needed.
PCG ensures that initial roof installations or roof replacements adhere to all government and building codes and regulations, including hurricane resistant structures. PCG ensures that all technologies and materials as outlined in the project design are followed during the construction process. During the construction phase PCG ensures that the base flashings, penetration, flashings, counter-flashings, coping metal and walk pad materials meet all specifications consistent with the client's engineering design.
At the completion of the project, a report documents all aspects of the project, including a photo essay, with maintenance recommendations and warrantees.
Quality Assurance
PCG provides continuous quality monitoring and testing throughout the construction phase to ensure that all performance objectives are met. On-site observation and appropriate testing documents adherence to the approved design. If needed, recommended corrections are communicated to all parties. PCG engineers have specialized training, experience, and certification in roofing design and quality processes.
PCG may also provide independent 3rd party quality monitoring that may include both on-site visual observation and testing. Reports document all observations with photo essays and test results. In the case of disputes between owners and contractors, PCG can both conduct forensic analysis of the issues and act as an expert witness. PCG’s objective is to help resolve disputes to everyone’s satisfaction.
Wind and Rain Damage
Owners can utilize PCG’s extensive expertise, experience, and certifications to resolve wind and rain damage to the roof of their buildings with their insurance companies. Condition assessments and engineering repair designs ensure that the renovated roof meets all performance objectives.
