Condition Assessment, Engineering Design and Vendor Contracts

 

Pono Consulting Group (PCG) conducts a condition assessment of your building to determine and document its baseline condition. The assessment can range from a limited visual assessment with photo documentation to a more detailed examination including thermal imaging, core sampling, and air and water barrier testing per ASTM and AAMA standards. 

 

The forensic investigation and documentation provides the basis for a recommendation on the asset service life, remedial solutions, and structural remodeling design. The client’s understanding of both the current condition and potential technological solutions forms the basis for the project’s plan. 

Whether it is a quick repair, a major renovation, or a total redesign, PCG will provide a range of recommendations for the client that maximizes the investment.  As part of the recommendation an estimated cost will be included for each option.  

 

PCG’s boutique approach ensures that the client is an informed decision maker on the project or renovation. Our professional staff can provide a 3rd party peer review of all data and designs using their expertise in building envelopes. 

 

PCG acts as the client’s representative to document and publish a Request for Proposal (RFP) and solicits bids from screened contractors. During this process, PCG will provide answers to all contractor’s requests for additional information in consultation with the client. When the bidding period closes, a spreadsheet of all relevant information will be provided to the client and PCG will assist the owner in the selection process. After the client selects the contractor(s), PCG will negotiate the most favorable terms for the owner and establish aggressive but realistic timelines.

 

Throughout this pre-construction phase PCG educates the client on the technologies, materials, design, and challenges. With an informed client as a partner, a valued added plan and timeline is developed that meets the quality needs of the client at the lowest possible cost.

 

Construction Monitoring, Communication, and Documentation

 

PCG acts as the client’s representative during the construction phase. Prior to starting construction, PCG meets with all parties involved in the project, including the client, to ensure that all objectives, schedules, quality targets, and regulatory requirements are clearly understood. PCG visits the site on a regular basis to observe the project’s progress and create appropriate documentation. Documentation includes quality, timing, and other relevant aspects. Communication of progress and needed corrections occurs on a timely basis.

 

Adherence to quality standards is observed, reviewed and documented during the project’s construction. Mock-ups are prepared if needed to determine the correct procedures and materials to meet the quality standards. ASTM and AAMA standards are applied for all testing. Local, regional, and national codes and regulations are communicated to all parties and monitored to ensure no violations occur during the project construction phase or after completion.

 

Following completion of the project, a walk through and close out with appropriate records occurs. If desired, PCG can act as a fiscal agent by either approving submittals for payment and/or processing payments.

 

Quality Assurance and Testing

 

Observation, review, and documentation occur on a regular basis to ensure adherence to quality standards during the project’s construction. Mock-ups with testing are created as needed to determine correct procedures and materials to meet the quality standards. The application of ASTM and AAMA standards applies to all testing procedures. Communication of local, regional, and national codes and regulations are standard processes to all parties. Monitoring occurs to ensure no violations occur during the project construction phase or after completion.

 

PCG also acts as an independent 3rd party quality assurance agent through periodic site observations and documentation and reports results to the client. Adherence to all standards occurs through both visual observation and ASTM and AAMA testing. Water and air barrier tests throughout the project ensure that the quality performance objectives are met. Testing of performance standards, such as slip coefficients, thermal imaging, etc. are available.

 

Wind and Rain Damage

 

PCG has extensive experience and expertise consulting with clients from condition assessment through the construction phase on insurance coverage of repairs from wind and rain damage to structures. PCG coordinates with the client owner to ensure that all repairs are made to structural standards and meet all codes and regulations.
